Residential Home Inspection:
This Type of inspection generally occurs at point of sell, for the buyer, to provide detailed information regarding the condition of the home and its permanent components. A full report, summary of items listed as marginal or defective, and pictures of all items requiring attention.
Pre-listing Home Inspection:
This Type of inspection generally occurs prior to listing the property for sale, for the seller, to provide detailed information regarding the condition of the home and its permanent components. A full report, summary of items listed as marginal or defective, and pictures of all items requiring attention. Additionally, helpful suggestions may be rendered to help the seller determine which items may be viewed as critical to a potential buyer.
Re-Inspection:
Our hope is that, if repairs are negotiated, all repairs have been done properly and the issue no longer exists. However, occasionally, that is not the case when repairs are done in haste or by an unqualified contractor. If you would like Ridgeline to re-inspect the negotiated items for proper repair we can do that. The cost is generally about a third of the original inspection price and will include an explanation of repaired condition and photo-documentation of the affected area for you to compare with the original photos.
Investor Inspection:
Investors, who buy homes in bulk or as potential rental properties, often need only the "highlight reel" to enable them to make a quick, but informed decision about the quality of investment. This type of inspection is also known as a "4-point Inspection" and covers the following items: Roof and Building Structure, HVAC, Electrical, and Plumbing. These types of inspections are not as comprehensive and are also less expensive.
Video Overview:
We encourage all of our clients to attend the end of the inspection for a look at all of the property photos and to receive a detailed overview of the property's condition. However, we know that some clients may be purchasing from out of state or may not be able to attend the end of the inspection. Our solution is to provide that client with a video overview of all the photos that will accompany the report the very same day. This critical service helps to explain some aspects of the inspection and will drastically limit the number of questions a potential buyer may have if they are unable to attend.
